Airbnb property management fees vary widely because management companies do not all provide the same level of service. The lowest percentage is not automatically the cheapest option, and the highest percentage is not automatically the best. Owners should compare what the fee covers, what is charged separately, and whether the manager has a realistic plan to improve total property performance.
The most common fee structure
Many full service vacation rental managers charge a percentage of booking revenue. That percentage may be based on nightly rent only, or it may include additional fees collected from guests. This distinction matters. Owners should ask exactly what revenue the management percentage is calculated on.
What can increase the management fee?
More complex properties often require more work. Large cabins, pools, hot tubs, remote locations, high guest counts, and properties with extensive amenities can all increase operational demands. A manager may also charge differently based on market, expected annual revenue, or the level of service requested.
Watch for separate charges
The management percentage is only one piece of the cost. Ask about onboarding fees, technology fees, listing setup, photography, maintenance markups, restocking, linen programs, credit card processing, damage protection, and cancellation fees. There is nothing inherently wrong with separate charges, but they should be clear before you sign.
A lower fee can still cost you more
Imagine one manager charges less but produces weaker pricing, slower guest response, inconsistent cleaning, and fewer repeat or direct bookings. Another manager charges more but earns significantly more revenue and protects the guest experience. The second manager can leave the owner with more money even with a higher management percentage.
The right question to ask
Instead of asking only what percentage a company charges, ask what your property is likely to net after management, operating costs, and realistic revenue performance. That puts the conversation where it belongs: owner results.
